What is the form of ownership at Lee's RV Resort?
RV sites at Lee's RV Resort are sold with a warranty deed to each specific lot. Owners are free to resell their lot at any time. RV lots are surveyed and boundaries are staked. Lee's RV Resort has no affiliation with timeshare membership clubs. This is a land sale.
Who is the resort condominium developer?
With over 20 years of land development and residential home building experience, Michael Willenbacher is heading up the management team at Lee’s RV Resort. Mr. Willenbacher served for 10 years as the Division President of a major Tampa Bay area home builder and worked extensively with county and municipal government agencies to initiate infrastructure requirements. The association with Lee's RV Resort and giving renters here the opportunity to own a site is an exciting concept. “Market research and feasibility studies are current consumer trends all point in the direction of condominium conversion,” says Mr. Willenbacher. Lee's RV Resort will have many features and upgrades to existing amenities that are currently in place. “Our intention is to enhance the quality, both functional and practical for the park”, continues Michael, who serves on the Board of Directors of Flagship Community Bank.
What kind of RV's are permitted at Lee's RV Resort?
Lee’s is designated for RVs including recreational park trailers commonly called “park models”. All RV's must be commercially manufactured, self contained and a minimum of 25 feet, included are travel trailers and fifth wheels. All RVs must be licensed. All vehicles, including park models, are subject to approval by the management prior to occupying the site. In addition, owners may add a shed at their expense and subject to approval.
Who may purchase an RV site at Lee's RV Resort?
Any individual or legal entity may purchase a site at Lee's RV Resort. Lee’s is subject to the same equal housing regulations as other condo and land sales.
What are the owner's rights to use their RVsites?
Lee’s is open year round and owners may use the resort at any time. Maximum length of stay is 180 consecutive days. RV's may be left on site without restriction. Rules and Regulations of Lee’s are available from the management on request.
What other fees or costs are the responsibility of the lot owners?
RV site owners will be responsible to pay their own property taxes, electricity, telephone, and internet access beyond WIFI. Site owners must also maintain their own site landscaping and site improvements. RV site owners are required to maintain insurance on their RV and liability insurance on the site.
What is the policy on pets?
Lee’s is a pet-friendly environment. RV site owners and renters may have 1 household pet. Outdoor pets must be kept on a leash at all times and pet owners are responsible for both picking up after their pets and for controlling their behavior to avoid any disturbances to other owners, guests or renters.
May I leave my RV and/or boat when I'm not present?
Site owners may leave their RV on their site when they are not present. In addition, two vehicles may be on a site at any time.
Are site owners permitted to loan or rent their sites?
Site owners may loan or rent their sites to others. The loaner or renter is subject to complying with all of the same Regulations and Rules as the owners. In addition, Lee’s will provide a non exclusive rental management service to owners who would prefer to have a managed site for a fee of 25% of the gross rental income, payable quarterly in advance.
Is financing available?
Lee's RV Resort has excellent relationships with many lenders. In house financing is available.
